Why Beck PMG for commercial

Several tenants, shared systems, one accountable manager

Retail strips, office buildings, and downtown storefronts with apartments above all share the same pressure points: several tenants depending on one roof, one parking lot, and one set of building systems. When something goes wrong in a common area it affects every tenant at once. We coordinate tenants, maintain the common areas, administer the leases, and report to you every month, so the calls stop landing on your phone.

  • We're owners too. Our team runs The Circle Apartments in Midland under the same standards we offer clients, so you can see how we work before you sign.
  • We commit in writing. A vendor dispatched within 1 hour of an emergency and a team member on site within 4 hours, with quarterly exterior and common-area inspections, all reported on your scorecard every month.
  • No markup, no surprises. Vendor invoices and parts pass through at cost, major repairs are competitively bid, and anything over your approval limit waits for your sign-off.

FAQ

Questions commercial owners ask

What kinds of commercial property do you manage?

Retail, office, and mixed-use buildings, including storefronts with apartments above, and portfolios of several buildings under one agreement.

What does commercial management include?

Tenant coordination, common-area maintenance, lease administration, rent collection, vendor management with competitive bids on major repairs, quarterly exterior and common-area inspections, and a monthly statement and scorecard by the 10th.

You're based in Midland. How do you cover my building?

With a local vendor bench and a written standard. Vetted local trades are dispatched within 1 hour of an emergency, a team member is on site within 4 hours, and every building gets quarterly exterior inspections and an annual interior inspection. Those numbers are on your monthly scorecard, so you can see whether we met them. Buildings farther out, such as in Metro Detroit, are about two hours from our office, which is why the vendor bench matters.

Where do you manage commercial property?

Across Central and Southeast Michigan, from the Great Lakes Bay Region (Midland, Bay City, and Saginaw) to Lansing, Flint, Livingston County, Ann Arbor, and Metro Detroit.

Do you mark up repairs or vendor invoices?

No. Vendor invoices and parts pass through at cost with no markup and no "coordination" line. Where our own maintenance technicians do the work, labor is billed at a flat hourly rate written into your agreement. Anything over your approval limit waits for your sign-off, and major repairs are competitively bid.

What does management cost?

Pricing is quoted in writing after we review your property. There are no setup, onboarding, renewal, or early-termination charges, and no markup on vendor repairs or parts.

How long is the agreement?

Month-to-month. Either party can end it with 30 days' written notice.

Are you licensed in Michigan?

Yes. Beck Property Management Group LLC holds Michigan Real Estate Broker Company License No. 6505434010, and Kody E. King is the Principal Associate Broker, License No. 6502434136. Michigan requires a broker license to manage property for others.
