Beck Property Management Group manages apartment and mixed-use buildings of 10 or more units across Central and Southeast Michigan. We own and operate our own multifamily, so we run yours with the same discipline: statements on time, calls returned the same day, no markup on repairs.

Whether it's a 60-unit garden community or a downtown storefront with apartments above, the job is the same: document everything, report to the owner, and treat every dollar as if it were our own.
Garden-style and mid-rise buildings. Leasing, resident relations, turns, and on-site staff recruited and supervised for larger communities.
Retail, office, and buildings with residential above. Tenant coordination, common-area maintenance, and lease administration.
Several buildings, one manager, one statement, and one point of contact across your holdings.
Not a fit: single-family homes, 1–4 unit buildings, HOAs, or placement-only service. Short-term rentals are handled by Beck Vacation Rentals.
Own a lake home, cabin, or condo you rent by the night? Our short-term rental service lists it, prices it, hosts the guests, and pays you from a broker trust account, under the same license and the same standards.
We own and operate our own Michigan multifamily, so we've felt every pain point an owner feels. Beck PMG runs as a service business for two customers, owners and residents, because satisfied residents renew, and renewals protect your income.
See The Circle Apartments, a community we operateNo surprise invoices. Vendor bills and parts pass through at cost with no markup, our own maintenance techs bill a flat hourly rate set in your agreement, anything over your approval limit waits for your sign-off, and the agreement is month-to-month with 30 days' notice.
Residents get fast, respectful, predictable service. Turnover is the most expensive line on your P&L that never shows up as a line, so we run the building so people want to stay.
We publish our standards as numbers and report against them every month. Your owner statement includes a scorecard: response times, renewal rate, and resident satisfaction.
Transparent pricing: one agreement, no tiers of service, and every charge written into it before you sign. Costs that belong to the property, such as vendors, on-site payroll, and legal, pass through at invoice with no markup.
These are the standards we hold ourselves to on every building. Each one is tracked and reported on your monthly statement, so you never have to wonder whether your property is getting attention.
Owner statement and distribution, every month.
Response to owner calls and emails.
Response to resident calls, texts, and portal messages.
Response to every maintenance request and leasing inquiry.
A team member answers resident emergencies nights, weekends, and holidays.
On site for a resident emergency, with a vendor dispatched within 1 hour.
Renewal offer sent before lease end, with a personal follow-up at 60.
Exterior and common-area inspections, plus an annual interior inspection.
Application decision within 2 business days of a complete application.
Spending authority is set in your agreement: routine repairs up to $500 and emergencies up to $2,500 are handled without a call. Anything above that waits for your approval.
Most owners find out about a problem when the statement looks wrong or a resident calls them directly. Every Beck PMG statement comes with a one-page scorecard: occupancy, collections, renewals, every work order, every inspection, and how we did against each standard we promised you. Misses are listed too, with what we changed.
Statement and scorecard by the 10th. Every month. No asking.

Takeovers are where most managers stumble. Ours follows a fixed 30-day plan, whether the property is coming from self-management or from another firm.
Agreement signed. Property accounts, W-9, and distribution details set up. Leases, ledgers, and deposit records collected from you or the prior manager. Residents notified in writing.
Resident and owner portals live. After-hours on-call coverage active. Exterior and common areas walked and photographed. Vendor roster confirmed.
Rent roll reconciled. Renewal calendar built. Pricing reviewed by floor plan. Your first statement and distribution follow by the 10th of the next month.

We put the most attention on the two moments that decide a renewal: move-in and the first maintenance request. The rest of the lease is run so that staying is the easy choice.
What you see every month: resident satisfaction score, renewal rate, and top move-out reasons.
A clean, checked unit, a photo inspection, and a welcome packet covering who to call, the portal, trash and parking, and local spots.
A check-in call or text asking "anything not working?" so issues get fixed before they turn into frustration.
Status updates until it's closed, plus a one-question satisfaction survey when it closes.
Proactive notices for planned work, seasonal reminders, and an annual resident survey.
An offer 90 days before lease end and a personal follow-up at 60. Rent increases come with a reason, and anyone on the fence is asked what would make them stay.
An exit survey asking why. Every answer is logged, and the reasons roll into your owner report.
Pay rent, submit a maintenance request, and message our team through the resident portal, any time of day.

No. Vendor invoices and parts pass through at cost with no markup and no "coordination" line. Where our own maintenance technicians do the work, labor is billed at a flat hourly rate written into your agreement. Anything over your approval limit waits for your sign-off, and major repairs are competitively bid.
Pricing is quoted in writing after we review your property. There are no setup, onboarding, renewal, or early-termination charges, and no markup on vendor repairs or parts.
Month-to-month. Either party can end it with 30 days' written notice, and files, keys, ledgers, and deposit records are handed back organized.
We serve demand notices on schedule, prepare the file, and coordinate with your attorney, who files and handles court. Attorney fees and court costs are paid from the property account, and payment plans only happen with your sign-off.
