Multifamily property management in Ann Arbor
Beck Property Management Group manages 10+ unit apartment, commercial, and mixed-use buildings in Ann Arbor, Ypsilanti, and across Washtenaw County. We own and operate Michigan apartments ourselves, so we manage your building the way we manage our own.
A high-demand market where the details decide your returns
Ann Arbor's renters are anchored by the University of Michigan and Michigan Medicine, and demand for housing runs ahead of supply. Rents are high, residents expect a lot, and the city requires rental certification with periodic inspections, so turns, inspections, and resident service all have to run on schedule, with a manager who answers, shows up, and reports without being chased.
- We're owners too. Our team runs The Circle Apartments in Midland under the same standards we offer clients, so you can see how we work before you sign.
- We commit in writing. A vendor dispatched within 1 hour of a resident emergency and a team member on site within 4 hours, reported on your scorecard every month.
- We use local vendors. Washtenaw County trades are vetted, licensed where required, and billed to you at cost with no markup.

Questions Ann Arbor owners ask
You're based in Midland. How do you cover Ann Arbor?
With a local vendor bench and a written standard. Vetted Washtenaw County trades are dispatched within 1 hour of a resident emergency, a team member is on site within 4 hours, and every building gets quarterly exterior inspections and an annual interior inspection. Those numbers are on your monthly scorecard, so you can see whether we met them.
Do you manage outside Ann Arbor?
Yes. We manage from the Great Lakes Bay Region (Midland, Bay City, and Saginaw) to Lansing, Flint, Livingston County, and Metro Detroit.
What size buildings do you take on?
Apartment communities, commercial, and mixed-use buildings of 10 or more units, and portfolios of several buildings under one agreement.
What does management cost?
Pricing is quoted in writing after we review your property. There are no setup, onboarding, renewal, or early-termination charges, and no markup on vendor repairs or parts.
How long is the agreement?
Month-to-month. Either party can end it with 30 days' written notice.
Are you licensed in Michigan?
Yes. Beck Property Management Group LLC holds Michigan Real Estate Broker Company License No. 6505434010, and Kody E. King is the Principal Associate Broker, License No. 6502434136. Michigan requires a broker license to manage property for others.
