Beck Vacation Rentals by Beck Property Management Group

Vacation rental management in Michigan, hosted like we own it.

Full-service Airbnb and Vrbo management for lake homes, cabins, and condos you rent by the night. We handle the listing, the pricing, the guests, the cleaners, and the repairs, and you get a statement by the 10th and your proceeds by the 15th, from a licensed Michigan real estate broker.

Beck Vacation Rentals is an assumed name of Beck Property Management Group LLC, a licensed Michigan real estate broker (License No. 6505434010).

Who it's for

Owners who want the income without becoming the front desk.

A vacation rental is a small hospitality business. Guests message at 11 p.m., cleaners cancel, the water heater quits on a holiday weekend. We run all of it so you see the results, not the texts.

  • Lake homes and cottages

Waterfront and near-water homes across Michigan, from the Lake Michigan and Lake Huron shorelines to northern Michigan and inland lake country. Seasonal demand, dock and boat rules, and winterization handled.

  • Cabins and up-north retreats

Wooded and rural properties where guests expect quiet, a fire pit, and someone who answers when the furnace acts up.

  • Condos and in-town homes

Units near downtowns, hospitals, universities, and event venues, with association rules and local short-term rental ordinances followed.

  • Southwest FloridaTaking inquiries now

Gulf-coast condos and homes in Lee, Collier, and Charlotte counties. State and county setup for a first Florida property takes about six to eight weeks, so tell us about the home early.

Not a fit: properties that cannot legally be rented short-term where they sit, owners who want to keep guest communication in-house, or listings that need to go live before insurance and local registration are in place.

The Beck advantage

One agreement. Long-term or short-term, your call.

Most managers do one or the other, so changing your mind means changing managers. Beck Property Management Group manages long-term rentals across Michigan under a written management agreement. Beck Vacation Rentals adds a short-term rental addendum to that same agreement. Add it and the home is hosted by the night. Remove it and the home is leased to a year-round tenant. Same manager, same trust accounting, same statement on the 10th.

Short-term

Nightly and weekly stays through Airbnb and Vrbo. Pricing moves with the season, the calendar stays open for your own use, and the home earns while you are away.

Long-term

A screened tenant on a Michigan lease, rent collected into trust, repairs at cost, and the same monthly statement. The right answer for some properties, or some years.

Switching is a conversation and a signature, not a new search for a manager. We will tell you in writing which model we think fits your property and why, and the decision stays yours. Year-round leasing of a single home is offered to Beck Vacation Rentals clients under this agreement; it is not a service we market on its own, and apartment and commercial owners start with Beck Property Management Group.

How it works

Onboarding in four steps

The pace from first call to first guest is set by insurance, local registration, and how much the home needs before it is guest-ready.

  1. Step 1

    Walk the property

We visit, review the home room by room, check the local short-term rental rules, and come back with a written proposal: what we recommend, what it would cost, and what the home needs first.

  2. Step 2

    Agreement and setup

Management agreement and short-term rental addendum signed. Insurance confirmed, local registration in your name where required (we track it and coordinate the paperwork), trust account and payout details set up, owner-use dates blocked.

  3. Step 3

    Make it guest-ready

Photos, listing copy, pricing, house manual, smart lock and supplies, cleaning team and vendor roster lined up. Listings go live on Airbnb and Vrbo under Beck Vacation Rentals.

  4. Step 4

    Host and report

Guests messaged, turnovers run, repairs handled. Your first statement arrives by the 10th of the following month, with proceeds by the 15th, and every month after.

FAQ

Questions Michigan vacation rental owners ask us first

Do you need a license to manage a vacation rental in Michigan?

Managing someone else's property for a fee in Michigan is real estate brokerage, which requires a broker license. Beck Vacation Rentals is an assumed name of Beck Property Management Group LLC, a licensed Michigan real estate broker (License No. 6505434010). Your agreement, your statements, and your trust accounting all sit under that license.

Do you manage Airbnb listings for owners?

Yes. We list and host your property on Airbnb and Vrbo under Beck Vacation Rentals host accounts, answer every guest message, and run pricing, cleaning, and repairs. You keep the home and your own dates; we run the hospitality.

Who holds the guest money?

Guest payments come in through our listing accounts and are deposited into a property-management trust account held by the broker, separate from our operating funds. Your statement is issued by the 10th of each month and your net proceeds are paid by the 15th.

Can I still use the house myself?

Yes. It is your home first. Block your own dates on the calendar with 30 days’ notice, up to the owner-use allowance in your agreement (21 nights a year unless we set a different number together), and we keep those dates clear of guests.

How do cleaning fees work?

Guests pay a cleaning fee with each booking. It is passed through to the cleaning team at cost with no markup, and it shows on your statement. Supplies and restocking are handled the same way.

How much does vacation rental management cost in Michigan?

Our management fee is a percentage of booking revenue, quoted in writing for each property after we review the home. Cleaning, supplies, and vendor repairs pass through at cost with no markup, and guest-paid fees are not marked up either. We do not publish a rate because the right number depends on the property and where it sits.

What insurance do I need?

A homeowner's policy written for an owner-occupied home usually does not cover paying guests. Before we take bookings you will need coverage that allows short-term rental use, with Beck Property Management Group LLC named as an additional insured by endorsement. Guests also pay a damage waiver at cost on each stay. We can point you to the questions to ask your agent, but we do not sell or advise on insurance.

Where in Michigan do you manage vacation rentals?

Across Michigan. We are based in Midland and manage short-term rentals statewide where local ordinances allow them, from the Lake Michigan and Lake Huron shorelines to northern Michigan and inland lake country. Tell us where the property is and we will confirm the local rules before we quote.

When will you manage in Southwest Florida?

We are taking Southwest Florida inquiries now for condos and homes in Lee, Collier, and Charlotte counties. Setting up a first Florida property takes about six to eight weeks for the state and county registrations and the vacation-rental license, so the sooner we hear from you the sooner the home can host.
